General Questions
What is Vacant Land List?
Vacant Land List is a real estate newsletter that delivers curated vacant land opportunities and off-market deal sources, including tax lien and tax deed pathways, land bank inventory, foreclosure-related leads, and for-sale-by-owner land. Instead of spending hours digging through county websites and scattered listing sites, subscribers get a shortlist of real opportunities sent straight to their inbox. You can browse a live sample of what that looks like on our Listings page right now.
Who is this newsletter for?
Vacant Land List is built for land buyers, new investors, experienced investors, and deal hunters who want a faster way to find land opportunities without spending hours searching across county sites and random listings. Whether you’re buying your very first lot or you’ve closed dozens of deals, the goal is the same: save you time and surface opportunities you’d otherwise miss.
What kind of deals do you share?
Every issue features a mix of:
Vacant land for sale, both nationwide and in specific local “pockets” worth watching. Off-market and direct-to-owner opportunities that never make it onto traditional listing sites. Tax lien and tax deed resources, including over-the-counter inventory where it’s available. Land bank properties and other overlooked public inventories. Auction links and research methods you can use to uncover deals on your own.

Subscribing & Content
How often do you send emails?
Typically weekly, with occasional bonus drops when we come across a strong batch of opportunities or a time-sensitive resource, like a closing auction window or a newly released OTC list.
Are the deals actually “secret”?
Not exactly. Most of what we share is technically publicly available, but it’s buried in county sites, land bank portals, auction platforms, and data sources most buyers never think to check. The real value isn’t secrecy, it’s the shortcut. We do the digging so you can go straight to evaluating a deal instead of hunting for one.
Do you verify every property or guarantee profits?
No. Vacant Land List surfaces opportunities and sourcing methods, but you’re responsible for your own due diligence, including title, access, zoning, utilities, back taxes, liens, survey, flood risk, and HOA or POA restrictions where applicable. Nothing in our newsletter constitutes legal or financial advice, and every deal should be independently verified before you commit any money.
Is this for beginners or advanced investors?
Both. Beginners get a curated starting point along with plain-language education on how land deals actually work. Advanced investors get time savings and access to sourcing channels they may not already be using. If you’re new, our About page is a good place to start understanding how the whole system fits together.
Using Vacant Land List as a Buyer
What locations do you cover?
We focus primarily on nationwide opportunities, and we spotlight specific states and counties whenever there’s strong inventory or a timely auction or OTC list worth flagging. Coverage shifts week to week depending on where the best opportunities are showing up.
What does OTC mean?
OTC stands for Over-the-Counter. It refers to properties, or tax certificates depending on the state, that remain available for purchase after a county’s main tax auction has ended, often at a fixed price rather than through competitive bidding.
How much does it cost?
Vacant Land List offers a free subscription, and we may also offer paid upgrades that include deeper deal lists, premium drops, templates, checklists, and other member-only benefits as they become available.
What will I receive as a subscriber?
Subscribers can expect curated land opportunities and “where to find deals” links, short explanations to help you understand each strategy, tips for researching, pricing, and running due diligence, and occasional tools and templates built specifically for land hunting.
Can I unsubscribe anytime?
Yes. Every email includes an unsubscribe link, and there’s no hassle or hoops to jump through if Vacant Land List isn’t the right fit for you.
What should I do when I find a property I like?
Start with thorough due diligence: verify ownership, check for outstanding taxes or liens, confirm zoning and legal access, assess flood risk, estimate utility costs, and compare recent sales of similar parcels nearby. For anything beyond basic research, it’s worth consulting a title company or a real estate attorney before you close.
